LMN pricing
$297 or $648 a month — the most expensive landscaping software on our list, and priced for a different job than the rest. But read the comparison table against the plan cards and they disagree: four features the Professional plan claims to add are already included in Starter. What the extra $351 a month actually buys is smaller than it looks.
RealCostLabs is independent and reader-supported. We earn no commission from LMN, Jobber, Housecall Pro or Service Autopilot. Every figure here was read from LMN’s own pricing page and full comparison table, August 2026.
The short answer
LMN Starter is $3,564 a year and Professional is $7,776, both billed monthly. Enterprise starts at 100 users and is quoted individually.
Three things to know before comparing it with anything else:
- Licences are the real difference between tiers. Starter includes 1 office licence and 5 crew licences; Professional includes 3 and 15.
- The plan cards and the comparison table contradict each other on four features. The table is the more generous of the two, and it is the one to get confirmed.
- Route optimisation is on every tier, including Starter — which is not true of Jobber, Housecall Pro or Service Autopilot.
The plans
| Plan | Per month | Per year | Office / crew lead licences | Crew member licences | For |
|---|---|---|---|---|---|
| LMN Starter | $297 | $3,564 | 1 | 5 | Under 10 employees |
| LMN Professional | $648 | $7,776 | 3 | 15 | 10+ employees |
| LMN Enterprise | Contact sales | Starts at 100 users | Multi-location | ||
Both prices are stated as “starting at” and billed monthly. Additional licences on every tier are described as “available for a fee” with no rate published.
Per licence that works out at $49.50 on Starter and $36 on Professional. The bigger plan is the cheaper one per head — but only if you can fill eighteen licences.
The plan cards and the comparison table disagree
LMN’s Professional card lists four things as “Everything in Starter, plus”:
| Claimed as a Professional addition | What the comparison table shows for Starter |
|---|---|
| Real-Time Job Costing | Included |
| Zapier Integrations | Included — over 6,000 apps |
| Files & Photos on Documents | Included |
| Equipment & Material Costing | Included — equipment costing and material tracking both |
We are not going to guess which is right. What matters is that you should ask, because if the table is correct, the case for Professional is much narrower than the card implies — and if the card is correct, the comparison table oversells Starter.
What the extra $351 a month actually buys
Taking the comparison table at its word, these are the only functional differences between Starter and Professional:
| Difference | Starter | Professional |
|---|---|---|
| Active budgets | 1 | Unlimited |
| Interactive dashboards | Basic | Advanced |
| QuickBooks | Online only | Online and Desktop |
| SMS customer messaging | Add-on: $75 once + $30/mo | Included |
| Licences | 1 office + 5 crew | 3 office + 15 crew |
| Onboarding | Starter Launch | Professional Launch |
The one active budget is the real constraint. LMN is built around overhead recovery — working out your true cost per crew hour and pricing from it. One active budget means one set of assumptions at a time, which is fine for a single-division company and awkward the moment you want maintenance and design-build budgeted separately.
If that is your situation, Professional is not an upsell, it is the product. If it is not, you are being asked for $4,212 a year for advanced dashboards, QuickBooks Desktop, bundled SMS and twelve more licences.
Routing is on every tier — which is unusual here
Worth stating plainly because it is the exception in this category. LMN includes route optimisation on Starter, along with GPS location verification, offline access, live crew maps, efficiency scores and mobile estimating.
| Platform | Routing first appears on | At |
|---|---|---|
| LMN | Starter — the entry plan | $297/mo |
| Jobber | Grow, two tiers up | $210/mo (6–10 band) |
| Service Autopilot | Pro, one tier up | $199/mo |
| Housecall Pro | Max, two tiers up | $299/mo |
So LMN does not paywall the feature that pays for itself. It simply charges more at the door. Whether that is better depends on whether you would have bought the routing tier anyway — and at two crews, most operations would.

What is not published
- Additional licence pricing. “Available for a fee” on every tier. This is the number that decides whether a seven-person company should be on Starter plus extras or on Professional, and it is the number you cannot get from the page.
- LMN Pay processing rates. Card and ACH payments are included on every tier; no percentage is stated.
- Greenius pricing. The training platform is “available as an add-on” on all tiers with no price.
- Enterprise. Starts at 100 users, quoted individually.
That is four unpriced lines against two published ones — considerably better disclosure than Service Autopilot, and worse than Jobber, which publishes everything including processing rates.
Is LMN worth twice the price of Jobber?
| Two crews, six people | LMN Starter | Jobber Grow (6–10) |
|---|---|---|
| Per year | $3,564 | $2,520 then $3,588 |
| Licences included | 1 office + 5 crew = 6 | 10, any type |
| Route optimisation | Yes | Yes |
| Overhead recovery budgeting | Yes — the core product | No |
| Real-time job costing | Yes | Yes (Grow) |
| Processing rates published | No | Yes |
From Jobber’s second year the two are within $24 of each other, which makes this a straight product question rather than a price one.
Buy LMN if you cannot currently say which of your contracts are profitable. It is built around calculating your true hourly cost before you quote, and an underpriced maintenance contract loses money every week for its whole life — a mistake that dwarfs any software decision. Buy Jobber if you already know your numbers and the problem is executing the work efficiently.
Those are different companies at different stages. Paying $3,564 a year to solve a costing problem you have already solved is the most common overspend in this category. Full comparison in our landscaping software guide.
FAQ
How much does LMN cost?
$297 a month for Starter and $648 for Professional, billed monthly — $3,564 and $7,776 a year. Enterprise starts at 100 users and is quoted individually. Both published prices are stated as “starting at”.
What is included in LMN Starter?
One office or crew lead licence and five crew member licences, with budgeting and overhead recovery, estimating, scheduling, the LMN Crew app including route optimisation, invoicing, payments and the CRM. QuickBooks Online sync is included; Desktop is not.
What does LMN Professional add?
By the comparison table: unlimited active budgets instead of one, advanced dashboards, QuickBooks Desktop, SMS messaging included rather than as an add-on, and twelve more licences. The plan card also claims real-time job costing, Zapier, files and photos, and equipment costing — but the comparison table shows all four already in Starter. Ask which is correct.
Does LMN include route optimisation?
Yes, on every tier including Starter. That is unusual: Jobber, Housecall Pro and Service Autopilot all put routing at least one tier above their entry plan.
How much are extra LMN licences?
Not published. Every tier says additional licences are “available for a fee” without a rate. For a company of seven to nine people this is the number that decides between Starter plus extras and Professional, so get it in writing.
What are LMN Pay’s processing rates?
Not published. Card, ACH and debit payments are included on all tiers, but no percentage appears on the pricing page.
Is LMN worth it compared with Jobber?
At two crews they cost within $24 of each other from Jobber’s second year, so it is a product question. LMN is built around overhead recovery and costing; Jobber is built around executing and invoicing the work. Buy LMN if you cannot name your least profitable contract.
Is there an onboarding fee?
Every tier includes a Launch package — Starter Launch, Professional Launch or Enterprise Launch. Confirm whether it carries a separate one-time charge, as earlier versions of LMN’s pricing referenced a one-time onboarding fee.
Can I pay annually?
The pricing page states both plans as billed monthly. Ask whether an annual rate exists — most competitors discount 9% to 47% for annual commitment.
